This Assessments page identifies JCP POA assessments.  It is also an assistive resource for our members who pay county taxes and CDD fees, but it is not definitive.  Consult official county and CDD sources for the latest information on these fees.  Assessment amounts and additional sources of information are below:

    Overview of Community and County Assessments for Property Owners

    Julington Creek Plantation property owners pay a combination of county taxes, a JCP property owner's association assessment, and possibly a special community tax called a CDD. This section provides informational resources on each type of tax and assessment. Subsequent sections of this page list the current fees or rates for each. You may be subject to additional taxes or fees not identified here. This information is intended as a general reference for homeowners, but it is no substitute for professional legal and financial assistance. Please consult authoritative sources for help with your particular tax issues.

    JCP POA Association Assessment: Julington Creek Plantation property owners pay an association (POA) assessment annually. MAY Management mails each owner of record a notice of annual assessment to the address on file. If you have not received your assessment notice by mid-December, email MAY Management or phone them immediately at 904-880-8796 to ensure your account is paid and up-to-date.

    • There is an Online Payment feature on this website.  The fee associated with the service is collected by the business that provides the transaction.
    • Should you wish to discuss other payment arrangements, contact MAY Management via email or phone at 904-880-8796.  Making a timely payment arrangement can save you from owing penalty late fees.


    County Taxes: Property owners in St. Johns County are subject to an ad valorem tax on the assessed value of their property plus a non-ad valorem fixed rate fee.


    Community Tax: Residents of JCP neighborhoods subject to a Community Development District (CDD) tax must pay an annual assessment for facilities and community assets managed on their behalf. This tax is collected along with property taxes. See the CDD News page.

    Other: Persons living or doing business in the county may be subject to other taxes.   The county tax collector's website has information on taxes, deadlines and payment methods, as well as fees and application procedures for obtaining driving, hunting/fishing and vessel licenses.

    JCP Property Owners Assessment

    $425.00 for current year. Budget approvals are conducted at the November Board of Directors. (Use the Login section to access the Events Calendar for the meeting location and date/time.) Bills are typically sent to homeowners at the end of November/beginning of December. Payments at MAY Management on January 1, with a penalty-free grace period ending January 31. You may pay by credit card online; note there is a convenience fee collected the service provider for use of online bill pay.  If you need to discuss other payment options contact MAY Management as soon as possible in order to minimize any penalty fees.

    Ad Valorem Taxes

    15.2909% millage rate for St. Johns County property owners. Your property taxes are based on the currently assessed value times the millage rate. You may have exemptions, special situations, or may make a successful appeal that will affect the bottom line ad valorem tax. You can get an estimate of current tax liability. Property taxes are paid in the year following the adoption of the millage rate. They are combined with the non-ad valorem assessments (and the CDD assessment if your neighborhood is subject to CDD fees) to comprise your personal obligation to the county.     Non-Ad Valorem Assessments

    $222.00 county assessment to St. Johns County property owners.  This assessment is comprised of fees for solid waste disposal ($74.00), collection ($111.00), and recycling ($37.00). They are combined with the ad valorem tax (and the CDD assessment if your neighborhood is subject to CDD fees) to comprise your personal obligation to the county.

    Community District Development (CDD) Assessments

    $764.95 for Single Family Homes.  $510.00 for each Multi-Family Home. Current CDD assessment for relevant JCP Property Owners.  This assessment is combined with the Ad valorem tax and the Non-Ad valorem assessments to comprise your personal obligation to the county.
